The estate sits on low, wet ground near the Testers Hollow floodway, and drainage trenches strike water not far down. Wet-season groundwater rises quickly under the flat clay blocks, showing up as soggy trenches and slow soakage.
Storm rain arrives fast. Compact lots with big rooflines and paved yards shed storm rain at full speed, loading the estate's stormwater network in every major cell. Blockages here skew to stormwater, silt and builder debris in young lines rather than broken pipe.

Saturated ground around the floodway slows the whole drainage picture after sustained rain. Gullies sitting full for days usually point at the stormwater line rather than a blocked sewer.
Should I repair or replace my hot water system?
The first stages' original units are just reaching mid-life, so repairs still outnumber swaps here. We fix what is fixable and only talk replacement when the tank itself is leaking.
